1.) Home Site Reservation
The day that you choose your home site we will ask you to place a deposit with us made payable to Granville Homes preferred title company. This check will be held un-cashed and is fully refundable until you enter into your purchase agreement. You will then set up an appointment for a financing approval from our preferred lender.
2.) Financing
Although we ask that all buyers obtain an approval from our preferred lender prior to entering into a purchase agreement, you are not required to use any specific lender. We recommend the use of our preferred lender to provide one stop shopping eliminating the need to shop all over town to find the best rates on a home loan. We are confident that our preferred lender will not only offer you a competitive rate but will also provide you with wonderful customer service and make the financing of your new home as hassle free as possible.
3.) Model Home Tour
Once you are pre-approved for your new home, we will schedule an appointment to walk you through the model you are purchasing. This is our opportunity to share with you all the wonderful included features that most builders sell at a premium. As well as going over the many customization opportunities available to you.
4.) Purchase Agreement
Now that you have gone through the model home tour, we are ready to move forward with your purchase agreement. Your sales representative will answer any questions that you may have as they guide you through what you can expect over the next few months. At the signing of your contract, You will increase your deposit typically equating to down payment required by our preferred lender plus the earlier deposit paid to the title company… see a sales agent for details regarding amounts.
5.) Design Appointment
If you are building a home from the ground up; this is where the fun really begins. Our Design Studio Staff will guide you through the many amazing choices you have to customize your home and have it be as unique as you are. If options are chosen that increase your purchase price, we will ask for an additional deposit, the deposit required is lower when you use our preferred lender, another great benefit of using their services. 6.) During Construction
We often have Homes that are ready for move in. But many people enjoy watching their home being built from the ground up. On average homes take between 4 to 6 months to build and your sales agent will be able to give you the most accurate estimate based on current volume. We know how exciting building a new home can be. Driving by your home on a regular basis is perfectly acceptable and we encourage you to do so. We do ask, however, that you do not venture from the street on to any of the home sites. Not only are we bound by strict rules from our insurance provider, but a construction site can be extremely dangerous. Your safety is extremely important to us. 7.) Framing Tour
Buyers will be contacted by our warranty department to attend a framing orientation once their home is framed and the electrician and plumber have finished their work. This walk-through is to ensure that any options you may have purchased have been installed. This walk-through also gives you the opportunity to tour your home while it is under construction and ask one of our Granville Homes construction professionals any questions you may have.
8.) Warranty Orientation
We have Warranty Orientation Meetings on a regular basis. You will be invited to one prior to the completion of your home. On some rare occasions buyers of move-in ready homes attend shortly after move-in. These meetings are a means of answering any questions you may have regarding the maintenance and upkeep of your new home. After the meeting with our warranty team you will receive an invitation to attend your home orientation, meaning that your home is almost complete.
9.) Home Orientation
About a week before your home closes escrow you will meet with one of our warranty team members who will familiarize you with each individual component of your new home. We will share with you what to do in an emergency situation, routine maintenance as well as answer any last questions you may have before the delivery of your new home.
10.) Loan Documents
Approximately the same time as you have your final walk-through you will also be signing your loan documents at the title company. This is also the time you will need to bring in any additional down payment money (if applicable).
11.) Closing Escrow
About a week after your home orientation walk through you will be notified by Granville sales representative when your home will close escrow and record. Your sales representative will then set a time for you to receive the keys for your new Granville Home and be welcomed into the Granville Homes family.
