Building Process
From the moment you complete your sales contract appointment until the day you receive the keys to your new home, the Granville Homes team of employees and trade partners are hard at work to make your dream home a reality. Watching as your home is built is an exciting time for new home buyers.

Below is a timeline illustrating the major events that take place during the construction of your new home.
Processing – Permit

While it’s unlikely much is occurring on your new home’s site, much is going on behind the scenes. Our sales administration and cost accounting teams are reviewing and processing paperwork to ensure information regarding selections for your new home reach our production team to begin the construction process. We are also paying various fees to government and school agencies so we can finally apply to the city for permits for your new home.
Framing

This stage is often the most exciting for our home buyers as their home becomes a visual reality. Granville Homes uses environmentally friendly finger jointed studs whenever possible that are dimensionally more stable than traditional studs with fewer warps and twists, resulting in straighter walls. We use Engineered Floor Joists (‘I’ or silent joists) that provide added strength and are less prone to squeaking in 2-story homes. We also use engineered truss roof systems that are built off-site in a controlled environment and then installed on your new home.
Drywall

Drywall will be installed shortly after your home’s walls are insulated with Spider® insulation, an innovative system that eliminates the gaps associated with traditional blanket insulation, providing a more comfortable home with enhanced sound proofing and energy savings. The sheetrock will then be hung, taped and textured. This is another exciting stage since you can really start seeing your home’s interior take shape.
Tile

Your home really starts taking shape as skilled tile setting crews converge on your home. Your designer tile and/or granite selections are being installed on countertops, back splashes, and floors. Granville Homes takes all the necessary steps to assure the best possible results by installing nearly all the tile over a cementitious mortar base to ensure beautiful and durable products.
Carpeting/Wood Flooring

The floors in your home will receive their finish surfaces, whether they are carpeting or wood flooring during this stage. The stylish door and cabinet hardware will be installed and touch up will begin as your home receives its finishing touches on its way to completion.
Complete

Congratulations on your new Granville Home. We sincerely thank you for placing your trust in Granville to build your home. Our dedicated warranty professionals are available to answer any questions that you may have and help you with any maintenance needs that might occur.
Foundation

A variety of elements come together to provide a strong foundation during this phase of the process. Crews install a vapor barrier under the concrete to reduce the movement of moisture from the soil through the concrete. Underground plumbing and electrical conduits are installed, a steel reinforced grid for both the footings and the slab are also added. Finally, cement rated 2500 or greater pounds per square inch (PSI) is placed to complete your foundation.
Rough Trades

Many internal components that provide comfort, convenience and enhance the quality of your home are installed in this stage. High-efficiency Low E vinyl framed windows, radiant shielded flex air ducting, and concrete roof tiles to name a few. Towards the end of the construction activities in this important stage, you are invited to attend a frame walk-through with one of our experienced warranty technicians to ensure your options are key features were installed based on your documented selections and to inform you how to operate and maintain your home.
Trim

During the trim phase, our trade partners’ crews install your decorative interior panel doors and oversized sculptured door casings and baseboards. The painting trade partners will then paint the interior of your new home. Other trade partners’ crews will be adding your exterior colors and stone (if selected). Your high grade, melamine lined cabinets will be delivered and installed towards the end of this stage.
Finish Trades

During this phase of the construction process Granville’s designer plumbing fixtures, high quality appliances, and decorator light fixtures are installed. Our experienced trade partners’ crews will also be installing cabinetry trim, mirrors, shower doors, thermostats and more.
Landscape / Final Inspections

Our experienced landscaping trade partners are now fine grading your home site to provide proper drainage to ensure storm water doesn’t enter your home during periods of normal rain fall. High quality irrigation is set in place using Rain Bird products ensuring the many beautiful plantings are easily nourished…creating lush and lasting curb appeal.
