Steel Reinforced Concrete Foundation

Being environmentally responsible in all areas of our company, Granville Homes has a comprehensive reuse and recycling program at each of our neighborhoods. Currently between 80% and 90% of our construction waste is sorted and recycled. We are striving to find ways to increase that percentage even more to reduce stress on our nation’s landfills.
2x6 Exterior Walls

Granville Homes uses 2x6 studs instead of 2x4 on exterior walls. By using 2x6 studs with 24 inch spacing rather than the traditional 16 inch spacing as well as other optimum value engineering features such as engineered lumber, headers designed for load per opening and finger jointed studs for vertical applications in our homes we are able to add 56% more wall insulation than traditional 2x4 walls, resulting in dramatically quieter interiors, added comfort and big energy savings.
Spider® Blown-In Insulation with 2x6 walls

Spider® blown-in wall insulation provides significantly better performance than common batt insulation used in most new homes. Spider® insulation combined with our 2x6 wall system and foam wrapped exteriors provide an R23.5 insulation factor. The Spider® insulation fills virtually all gaps in the walls providing better insulation and a quieter home. Spider® insulation is also formaldehyde free and mold and mildew resistant.
Insulating Foam on Exterior Walls

Insulation foam boards are wrapped around all exterior walls of the home. This foam board adds to the insulation value of exterior walls providing better efficiency and a quieter interior. The foam also acts as an additional moisture barrier.
R38 Ceiling Insulation

Deep R38 ceiling insulation is used to insulate the living space from the attic. Granville Homes adds R38 ceiling insulation instead of the typical R30 installed by most builders. This provides for more comfortable, more energy efficient homes.
Tight Air Ducts Buried in Insulation

Granville Homes using Tight Air Ducts, which are double sealed and then buried in insulation. All the conditioned air that reaches the interior of your home runs through the attic. This is the hottest area of the home in summer months, so we sealed the ducts twice to reduce leakage, and then we have covered the ducts with insulation wherever possible. By routing the ducts through the insulation, heat transfer from the attic to the conditioned air within the ducts is reduced. We also install a room to room pressure relief jump duct system to provide for greater comfort and energy efficiency.
Solid Sheathed Exterior Walls

All exterior walls sheathed for superior strength and performance. Sheathing on exterior walls is only required by code in some areas of the home. Granville Homes sheaths the exterior walls of the entire living space of the home to provide additional structural strength and to reduce air infiltration and moisture, thereby providing added comfort and energy saving performance to our homes.
Double Wrapped Exterior Walls

Exterior walls wrapped with a dual layer of 60 minute building paper. Two layers provide a more effective barrier from harmful exterior moisture.
High Value Low E Windows

Reflective coating provides protection from the sun. All new homes are required to have low emissivity (Low E) windows. Granville Homes uses High Value Vinyl Low E windows, which provide an even greater level of protection. These windows not only reduce the amount of heat transfer to the home, they also reduce fading of carpeting and drapes.
Reduced Volume Attics with Wider Overhangs

Granville Homes uses architectural design to lower energy bills and increase comfort in Eco-Smart homes. The attic is the hottest area of the home in the summer time. We have reduced the amount of attic space through innovative roof design; lowering the volume of hot air in the attic and the resulting transfer of heat to the interior of the home. We have extended overhangs by 50% resulting in additional shade on the exterior walls.
Cool Roof Technology

Granville Homes uses concrete tile roofs with a revolutionary reflective coating. Concrete tile roofs have always provided better durability and performance than traditional composition roofs and new ‘Cool Roofs’ take those advantages and multiplies them by providing added comfort and energy savings. This new technology adds a reflective coating that dramatically reduces the amount of heat reaching the attic. The coating also allows roof tiles to cool off much faster in the evenings, further reducing heat transferred to the attic. This new technology reduces air conditioning costs by 10% to 30% over other roof types.
Rinnai Tankless Water Heater

Tankless water heaters heat water only when needed, not 24/7 like tank water heaters. Tank water heaters store water, heat it and re-heat it constantly. In addition, tank water heaters can only supply hot water based on the capacity of the tank. Rinnai tankless water heaters heat water as needed, reducing the energy usage and providing endless hot water. So cold showers are a thing of the past, even in large, busy households.
Low VOC Paint and Stain

The EPA states that VOC’s (Volatile Organic Compounds) are the leading cause of indoor air pollution by releasing low level toxic emissions. Granville Homes uses new Low VOC paints and stains that not only provide maximum performance, but they dramatically reduce toxins and provide a cleaner environment. We also use Low VOC paint in enameled areas.
High Efficiency Heating and Air Conditioning

Granville Homes uses 14 seer Lennox air conditioning units and a Lennox 92% annual fuel utilization efficiency furnace combined with a Honeywell touch screen programmable thermostat to maximize energy efficiency in our homes.
Low Water Usage Landscape

Granville Homes uses drought tolerant, native plant species and landscape design that matches plants with similar water needs in the same watering zone to reduce water usage. Hunter MP rotator sprinklers are used to provide low water usage, uniform coverage and a reduction of runoff and water waste.
